Neighborhood Overview

New Mark Commons

New Mark Commons is a Charles Goodman-designed planned community in Rockville, Maryland, built between 1966 and 1972. Like Carderock Springs and Hollin Hills, it represents Goodman’s core conviction that high-quality modernist design should be available to middle-income buyers. The community centers on a private lake with pedestrian paths, open green space, and shared amenities — Goodman’s response to the Reston model applied to the Rockville context.

New Mark Commons includes both single-family homes and townhouses, all reflecting Goodman’s characteristic vocabulary: flat and shed rooflines, natural materials, large windows, and integration with the landscape. The community is tightly organized, with an active homeowners association managing the lake and shared spaces.

For buyers seeking a Goodman-designed community at prices below Carderock Springs, New Mark Commons is a compelling option. The Rockville location provides excellent access to the Red Line Metro, the I-270 corridor, and the growing Rockville Pike commercial area.

Development History

The Story of New Mark Commons

New Mark Commons was developed in the late 1960s as part of Rockville’s rapid suburban growth along the I-270 corridor. Developer Edmund Bennett — the same developer behind Carderock Springs — again partnered with Charles Goodman to bring the Goodman MCM vocabulary to a Rockville audience. The result was a community that, while less expansive than Hollin Hills or Carderock Springs, reflects the same design principles and the same conviction that modernist architecture could serve ordinary buyers rather than only the affluent.
